WHAT WE DO

Applying for a rental property with Errigal is easy!

There are two simple ways to apply for a rental property.

Applications

One application form must be completed for each tenant and each approved person to be on the lease.

Application Processing

Errigal Property aims to process applications within 2 business days from receipt. The process may take longer if there is a delay in communication with your referees. We will endeavour to keep you informed of the process along the way.

References

As part of the application process, we will verify the information you have provided. This involves contacting the persons listed as referees, including professional, personal and previous tenancy. The process will also include checking your details against national tenancy databases. If you have had any issues with previous tenancies, please discuss these with us.

Approval

We will notify you upon approval of your application.

Please note two week’s rent will be required to secure the property, to be paid within 24 hours of approval. This can be paid via bank transfer or money order. This is your first two week’s rent and is non-refundable.

Connection of Utilities

Unless otherwise stated, the connection of utilities is the responsibility of the tenant. We suggest once your two weeks rent have been paid and the tenancy agreement signed that you go ahead and arrange for connection of your utilities (ie. electricity, internet, gas) to coincide with the start date of your lease.

There are services available that can arrange much of this on your behalf. Please ask us for further information.

Bond

Once the tenancy agreement has been signed, and prior to the commencement of the lease a payment of your bond will be required. The bond payment is generally equal to four week’s rent and should be clearly outlined in the tenancy agreement.

Bond monies will be receipted to you and lodged with the Residential Tenancies Authority as per legislative requirements. A Form 2 Bond Lodgement Form will be prepared by us for your signature so that we can lodge the bond on your behalf.

Identification

100 points of identification is required upon submission of the application. Please refer to the last page of the application form for more information.

General Tenancy Agreement

All parties on the lease will be required to sign the general tenancy agreement. The agreement will be sent to you via email and can be signed electronically using Docusign.

It is crucial that you read the agreement thoroughly and review all general and special conditions of tenancy. We are happy to clarify any queries you may have prior to signing. This can be carried out via telephone, email, Zoom or in person.

Collecting keys

Keys can be collected during business hours from the first day of the tenancy provided that all monies (bond and first two weeks rent) have been paid and all lease documents have been signed.

Paying rent

Our preferred method of rental payments is via direct debit. You will be issued with a reference number (generally the number of your property and the street name) to be used when paying by direct debit. Other payment options are money order or bank cheque.

Tenancy Database

Tenancy databases are used to protect a property owner’s investment.

However, unfair and outdated listings can seriously disadvantage some people when they try to secure a rental property. By law we are required to advise you that Errigal Property do use tenancy databases to check your rental history.

If you are listed on a tenancy database that we use, we are required by law to let you know that you are listed and provide you with the contact details of the database operator so you can find out more information about your listing.
